Terms of Service

HuzaEstate is an online marketplace operated by Huzalabs and based in Rwanda. It brings together people who want to buy, rent or sell property, the professionals who design and build, and the suppliers of furniture and materials.

In these terms, “we” and “us” mean Huzalabs, the company that operates HuzaEstate; “HuzaEstate” means the website, the mobile app and the services we run under that name; and “you” means the person using them.

You must be at least 18 years old and able to enter into a binding agreement. If you use HuzaEstate for a company or an organisation, you confirm that you are allowed to act for it.

You can browse the public pages without an account. An account is needed to save homes, send some requests, post listings, place orders and use the portals.

Give us accurate information when you sign up and keep it up to date. Each account is for one person or one organisation. Do not share your password, and tell us at once if you think someone else has used your account.

You are responsible for what happens under your account. Some accounts, such as administrators, professionals, suppliers and organisation staff, are created for you by us or by an organisation; the same terms apply to them.

One account can hold more than one role, for example a customer who is also a seller. You can switch between your roles, and between accounts saved on the same device, from the account menu. Only use accounts you are entitled to use, and log out on devices that other people share.

We provide the platform where listings, professionals and suppliers can be found and where people can contact each other. Unless a page clearly says otherwise, we are not the buyer, seller, landlord, agent, builder, designer or supplier in any deal made through HuzaEstate.

• Listings, profiles, designs and products are provided by the people and businesses who post them. We review some of them, but we cannot promise that everything is accurate, complete or up to date.
• Agreements to buy, rent, build, design or supply are made directly between you and the other party. Check the details, visit the property and take proper advice before you commit or pay.
• Prices, availability and photos can change. A listing being on HuzaEstate is not an offer from us.

You are responsible for everything you post: listings, photos, descriptions, messages, reviews, profiles and project briefs. Post only what is true and what you have the right to post.

• Listings must describe a real property that you own or are authorised to list, with an accurate price, location and description and genuine photos of that property.
• Do not post the same property more than once, and take a listing down or mark it unavailable when it is let, sold or withdrawn.
• Do not post content that is unlawful, misleading, discriminatory, abusive or that infringes someone else's rights.

Listings may be reviewed before they are published. We may ask you to change a listing, decline it, unpublish it or remove it, and we will tell you why where we can.

You keep ownership of your content. You give HuzaEstate a non-exclusive licence to host, display, adjust for display and promote it on our website, in our emails and on our social media channels, for as long as it is on the platform and for a reasonable time afterwards.

When you send an inquiry about a listing or a professional, we pass your name, email address, phone number (if you gave one) and message to the person you are contacting, and we email you a confirmation. They will reply to you directly.

Use messages for genuine enquiries only. Do not send spam, repeated messages, or messages about your own listing. We may limit how many messages can be sent about one listing in a day.

Posting listings is subject to the plan on your account. The monthly allowance, how long a listing stays live and any price are shown on the plans page and at checkout before you pay. When you move to a higher plan, the posts you made before the upgrade are not counted against the new plan's allowance.

Card payments are handled by our payment provider. We do not see or store your full card number. You are responsible for any taxes that apply to your payments.

Whether and how a plan or post fee can be refunded is set out at checkout and on the plans page, in addition to any rights you have under the law.

When you order furniture, the supplier is responsible for the product, its description, delivery and after-sales service. HuzaEstate takes the payment and passes the order to the supplier. If a supplier cannot or will not fulfil an order, the payment is returned to the method you paid with.

Design quotes, build and renovation work and other professional services are agreed between you and the professional. Read each quote and what it includes before you accept it.

Reviews must come from people who genuinely bought or used the product or service, and must be honest.

You agree not to:

• break the law or use HuzaEstate to commit fraud, including asking for money under false pretences;
• pretend to be someone else, or create accounts to get around a suspension or a limit;
• collect other people's data from the site, or use automated tools to copy or overload it;
• try to get into accounts, systems or data that are not yours, or interfere with how the service works;
• upload viruses or anything harmful, or content that is violent, hateful or sexually explicit.

The HuzaEstate name, logo, design and software belong to us or our licensors. You may use the service for its intended purpose but may not copy, resell or build on it without our written permission.

You can stop using HuzaEstate at any time. We may suspend or close an account, or remove content, if you break these terms, if we must by law, or to protect other users or the service. A suspended account cannot sign in until it is restored.

Ending an account does not cancel things already agreed, such as orders in progress or amounts already owed.

We provide HuzaEstate “as is” and “as available”, and we work to keep it running, but we cannot promise it will always be uninterrupted or free of errors.

To the extent the law allows, we are not responsible for losses that arise from deals between users, from the accuracy of content posted by others, or from things outside our reasonable control, and our total responsibility to you for any claim is limited to the amount you paid us in the twelve months before it. Nothing here limits any right you have under the law that cannot be limited.

We may update these terms as the service grows. The date at the top shows the latest version. If a change matters to you, we will tell you in the service or by email. Continuing to use HuzaEstate after a change means you accept it.

These terms are governed by the laws of the Republic of Rwanda, and the courts of Rwanda can hear disputes about them, unless the law of your country gives you the right to go elsewhere.
